My reading of the July CRMLS data is that 27469 Coldwater is reasonably positioned at $739,900 for a four-bedroom Valencia townhouse. The asking price is approximately $5,090 below the relevant 4+ bedroom category median, while the home's approximate $398 per square foot is below the $406 median across all Valencia townhouses.
That does not mean every buyer will immediately agree with the price. Buyers who begin with the broader townhouse median may see a premium; buyers who account for bedroom count, size, and the limited supply of comparable four-bedroom townhouses receive a more complete picture. The strongest assessment considers the category-specific evidence alongside the home's condition, location, HOA terms, and the buyer's own priorities.
